Can You Sell Your House Without A Realtor?

The current real estate market explosion of the Internet will make your job easier if you are thinking ?I should sell my house without a Realtor.?

Selling Your House Without a Realtor

If you are looking to sell a house without a Realtor, you are known as a ?FSBO? seller. ?For sale by owner? is what the phase FSBO stands for. Although FSBO sellers have always existed, they have become much more prevalent in the last few years due to two primary factors.

Effects of Hot Real Estate Market

Making Realtors somewhat irrelevant in many parts of the country is an insanely hot real estate market. For instance, homes in San Diego, California were known to be on the market for less than two weeks on average in early 2005. Keep in mind, this was the average time it took to sell a home including the run down messes. In such a market, many homeowners started wondering why they were paying six percent commissions to a Realtor who didn?t have to do much.

Using the Internet

Exploding over the last three or four years is the creation of FSBO real estate listings sites. As buyers and sellers became more familiar with these sites, they often searched online for homes instead of driving areas with a Realtor. Sellers, as a result, would wonder why they should pay a commission of 6 percent to a Realtor when a site like fsboamerica.org only charged $25 a month to list a home on the site. Most of them can?t think of any reason why.

No Realtor

Remember this tip: a decision that you should carefully make is selling your house without a Realtor. Being comfortable with the process would mean that going FSBO makes all the sense in the world. But if the negotiating process is something you are not comfortable with, then how about considering using a Realtor? Ultimately, your first step should be to buy a FSBO book in your local bookstore or visit a FSBO site and read up on what is involved.

If you are just beginning your search for Playa Del Carmen real estate for sale you will undoubtedly have many questions about the process. Let us show you Mexico real estate for sale and guide you through the process.

Toronto real estate and schools ? do good test scores add up to ...

The article below by Susan Pigg was published on Moneyville on February 3rd.

John Pasalis has seen dozens of moms-to-be in a panic and dads clutching spreadsheets of school scores walk into his Leslieville office during his years as a real estate agent.

He?s come to realize that when it comes to the hard math of buying a home, good schools count almost as much as price and location.

?People will say they want to live along the Danforth, but that really means they want to be near Frankland or Jackman schools,? says Pasalis. ?When they talk about looking in Bloor West Village, they really mean Runnymede school district.

?Schools have become a huge concern for most homebuyers, even those who don?t yet have kids.?

So Pasalis and his partner Urmi Desai have done some number crunching of their own.

Sometime next month they will launch a novel new tool on their Realosophy.com website that is sure to stir up controversy and get homebuyers doing some calculations on their own.

They plan to post the EQAO scores and data for some 450 Toronto schools along with listings of all the properties currently for sale on MLS in the surrounding area. But, more than that, their small analytics team ? Pasalis admits he prefers mining data to manning the TV remote at night ? will try to explain if and how the scores translate at street level.

That could eventually lead to offerings on their website such as: The top 10 schools with houses for sale under $500,000; the schools with the most improved scores and how/if that is impacting real estate values; affordable areas with improving school scores.

?We?re not using this data to say, ?Here?s where not to live,?? says Pasalis. ?And you need to take these EQAO scores with a grain of salt. A lot of times buyers put more weight on school scores than they should.

?We?re trying to take a more optimistic and positive approach, to help people find neighbourhoods that may still be affordable but overlooked.?

The bottom line is that the top schools ? at least the ones that score highest on the controversial standardized EQAO tests meant to assess the reading, writing and math skills of every Grade 3 and Grade 6 student in Ontario ? tend to be in the most expensive neighbours.

And those are now out of reach of most buyers, thanks to a doubling of Toronto real estate prices the last decade and unrelenting bidding wars for what little does come up for sale in coveted neighbourhoods.

?People need to be educated. Yes, you may want to be in the top school district, but you don?t want to spend millions of dollars on a house,? says Pasalis.

?We?re trying to find ways to help people search for homes in a way they can?t today. And the reality is, most people search based on schools.?

Pasalis is keenly aware of the criticisms of school scores ? that they speak more about socioeconomics than sound teaching.

And, in fact, some of the preliminary findings have been interesting.

Some 46 per cent of Toronto schools that score an average of 80 per cent or greater are in neighbourhoods where the average house price is less than $500,000, largely in Scarborough and North York.

So far they?re found there is ?no straightforward relationship between the quality of local schools and house prices.?

Yet homebuyers remain confused and concerned.

?One of the most common questions we?re asked is, ?If I buy in a bad school district, is it going to affect the resale price of my home?? says Pasalis.

?We?re trying to answer a lot of these questions and either confirm what people believe or challenge some of the myths out there.?

Marketing Japan: Gaijin Gourmet: The Best Salad Bar in Tokyo ...

I think, by far, the best salad bar in Tokyo is the?Sizzler in Setagaya on 246.

The restaurant is about 6 minutes walk from the west exit of Sakura Shnmachi station on the Denen-Toshi line about 12 minutes from Shibuya heading towards Kanagawa. The restaurant is open from 11 am until 11 pm seven days a week. Here is their webpage (sorry Japanese only!)?

The salad bar there is fantastic. The place is extremely clean and kept quite nice. The food is always fresh (I've been there dozens and dozens of times).

The all you can eat lunch bar includes bread, soup, drink and dessert bar. Lunch?all you can eat is ?1980
Dinner?all you can eat is ?2380

It's the best salad bar deal I've ever seen in Tokyo. The food is good, I can relax, and the kids love the place. Everyone can find what they want at Sizzler in Setagaya.

Here, let me allow the photos to do the talking.

Outside view of building from 246 heading toward Shibuya. Beautiful newly reformed building. Parking for about 28 cars.?

Quite spacious inside. This photo is about 1/4 of the entire restaurant so it seats a few hundred easily.?

Large salad and fruits bar. Seriously, it's huge and the size of a salad bar you'd see in the United States.

About 21 different vegetables and organic tofu seen here.

12 different mixed salads here.... Seafood salad, Waldorf salad, others...

as well as apples, white and pink grapefruit sliced, bananas, orange slices, pineapple, peaches, as well as diced onions, shredded lettuce, olives, jalapenos, mixed cheese and salsa which is for...

...the burritos you can make. Taco meat and melted cheese for cheese nachos, gratin, spaghetti and curry rice are also available on the salad bar menu at no extra charge...?

There is also soup bar that offers at least three types of soup daily?

Of course, there are several styles of bread to choose from...

The drink bar offers everything you can think of....

And, of course, the kid's favorite, the dessert bar. Shoe-cream, coffee cake, chocolate mousse, apple strudel, three flavors of soft cream "ice cream" and chocolate and all sort of goodies that the kids like to sprinkle on top. Beware parents! The chocolate fountain pictured is only out on weekends and weeknights after 6 pm!

The address is:?

New mental health manual is "dangerous" say experts (Reuters)

LONDON (Reuters) - Millions of healthy people ? including shy or defiant children, grieving relatives and people with fetishes - may be wrongly labeled mentally ill by a new international diagnostic manual, specialists said on Thursday.

In a damning analysis of an upcoming revision of the influential Diagnostic and Statistical Manual of Mental Disorders (DSM), psychologists, psychiatrists and other experts said new categories of mental illness identified in the book were at best "silly" and at worst "worrying and dangerous."

"Many people who are shy, bereaved, eccentric, or have unconventional romantic lives will suddenly find themselves labeled as mentally ill," said Peter Kinderman, head of Liverpool University's Institute of Psychology at a briefing in London about widespread concerns over the manual.

"It's not humane, it's not scientific, and it won't help decide what help a person needs."

The DSM is published by the American Psychiatric Association (APA) and has symptoms and other criteria for diagnosing mental disorders. It is used internationally and seen as the diagnostic "bible" for mental health medicine.

No one from the APA was immediately available for comment.

More than 11,000 health professionals have already signed a petition (at http://dsm5-reform.com) calling for the development of the fifth edition of the manual to be halted and re-thought.

Some diagnoses - for conditions like "oppositional defiant disorder" and "apathy syndrome" - risk devaluing the seriousness of mental illness and medical zing behaviors most people would consider normal or just mildly eccentric, the experts said.

At the other end of the spectrum, the new DSM, due out next year, could give medical diagnoses for serial rapists and sex abusers - under labels like "paraphilic coercive disorder" - and may allow offenders to escape prison by providing what could be seen as an excuse for their behavior, they added.

RADICAL, RECKLESS, AND INHUMANE

Simon Wessely of the Institute of Psychiatry at King's College London said a look back at history should make health experts ask themselves: "Do we need all these labels?"

He said the 1840 Census of the United States included just one category for mental disorder, but by 1917 the APA was already recognizing 59. That rose to 128 in 1959, to 227 in 1980, and again to around 350 disorders in the fastest revisions of DSM in 1994 and 2000.

Allen Frances of Duke University and chair of the committee that oversaw the previous DSM revision, said DSM-5 would "radically and recklessly expand the boundaries of psychiatry" and result in the "lexicalization of normality, individual difference, and criminality."

David Pilgrim of Britain's University of Central Lancashire said it was "hard to avoid the conclusion that DSM-5 will help the interests of the drug companies."

"Madness and misery exist but they come in many shapes and sizes," he said. "We risk treating the experience and conduct of people as if they are botanical specimens waiting to be identified and categorized in rigid boxes.

"That would itself be a form of collective madness for all those complicit in the continuing pseudo-scientific exercise."

Nick Craddock of Cardiff University's department of psychological medicine and neurology, who also spoke at the London briefing, cited depression as a key example of where DSM's broad categories were going wrong.

Whereas in previous editions, a person who had recently lost a loved one and was suffering low moods would be seen as experiencing a normal human reaction to bereavement, the new DSM criteria would ignore the death, look only at the symptoms, and class the person as having a depressive illness.

Other examples of diagnoses cited by experts as problematic included "gambling disorder," "internet addiction disorder" and "oppositional defiant disorder" - a condition in which a child "actively refuses to comply with majority's requests" and "performs deliberate actions to annoy others."

"That basically means children who say 'no' to their parents more than a certain number of times," Kinderman said. "On that criteria, many of us would have to say our children are mentally ill."

Colo. caucuses allow a view of support out West

(AP) ? Colorado's caucuses offer the Republican candidates for president a glimpse of their support in the Mountain West.

The state has enjoyed top billing for presidential candidates in recent years, largely because of its toss-up status. Its registered voters have been divided nearly evenly among Democrats, Republicans and independents, though the GOP has an advantage this year.

The Centennial State has never been much of a player in the nominating game. Republicans had hoped to change that by moving up their presidential precinct caucuses by a month. Tuesday's caucuses aren't binding; most of Colorado's 36 Republican National Convention delegates won't actually be assigned until after a state GOP assembly on April 14.

So far, the earlier caucus date ? it comes in the lull between the first big primary contests and next month's Super Tuesday showdown ? has attracted more attention to Colorado. Front-runner Mitt Romney plans to spend caucus night in Denver. Newt Gingrich, Rick Santorum and Ron Paul all campaigned here.

Colorado's Republican Party projected caucus attendance at between 70,000 and 80,000 voters, out of roughly 783,000 registered party voters overall. That's about the same caucus participation as in 2008, when Republicans chose Mitt Romney over John McCain.

Colorado's political parties once used statewide primary votes instead of caucuses. They changed to caucuses after the 2000 presidential race to save an estimated $3 million per primary.

Republican Gov. Bill Owens signed the change into law in 2003. At the time, Democrats accused Republicans of trying to depress interest in the Democrats' contest; there was no GOP challenger to the incumbent president at the time, George W. Bush.

Neither party, though, has made a serious effort to bring primaries back. As in other states, many party activists believe caucuses allow candidates with less money to compete through grassroots campaigning.

In 2010, for example, tea party activists flooded precinct caucuses and boosted insurgent tea party conservatives. Those candidates for governor and U.S. Senate went on to lose to Democrats in the 2010 general election, but Republicans have made no move to adjust caucuses or nominating procedures.

Colorado's political parties have had mixed results in choosing the eventual presidential nominees.

The state's Republicans backed all eventual party nominees from 1988 to 2004. In 2008, Romney won 60 percent of the Colorado caucus vote, more than three times the vote for McCain, his nearest rival. Romney carried 61 of Colorado's 64 counties.

Romney dropped out of the presidential race the next day, and most of his Colorado delegates eventually went with McCain.

Colorado's population growth ? it now has 5.1 million people ? is giving the state more sway in presidential politics. Colorado today has nine electoral votes, compared with six in 1960, when it had nearly 1.8 million people and voted for Richard Nixon.
